This is not a residential property management role. You'll be responsible for the day-to-day management of a commercial property portfolio, acting as the central point of contact for tenants, contractors, suppliers, and stakeholders while ensuring buildings are well maintained, compliant, and operating efficiently.
Key Responsibilities:
- Managing day-to-day operations across a portfolio of commercial property assets
- Building strong tenant relationships and ensuring issues are resolved through to completion
- Coordinating planned and reactive maintenance works
- Engaging, managing, and holding contractors accountable for service delivery
- Overseeing building compliance requirements, including BWOF and Health & Safety obligations
- Managing operating expenditure budgets, recoveries, and service charge administration
- Supporting leasing activities including renewals, rent reviews, and tenant onboarding
- Monitoring rent collection and arrears
- Preparing regular portfolio and performance reports for ownership
- Experience within commercial property management, facilities management, or a related field
- Knowledge of New Zealand building compliance and Health & Safety requirements
- Strong contractor and supplier management skills
- Commercial understanding of leases, operating expenses, and recoveries
- Excellent relationship management and communication abilities
- A proactive, solutions-focused approach with strong attention to detail
- A full New Zealand driver's licence and unrestricted working rights
