Stellar Recruitment are partnered with a well regarded Residential Contractor who are busy with multiple projects to deliver.
We're looking for a capable Senior Project Manager to lead multiple residential developments from planning through to delivery.
This role isn't just about managing builds — it's about owning the full development process, including subdivision compliance, council approvals, civil works, and vertical construction.
You'll take charge of multi-unit housing projects (including 3-storey walk-up apartments using tilt-slab construction), with full oversight of design coordination, EPA submissions, Works Over approvals, contract administration (NZS 3910), and project delivery.
Work across South Auckland and a Hamilton site with a tight-knit, experienced team that values smart planning, decisive leadership, and technical strength.
Project and Stakeholder Leadership
- Full responsibility for project performance, from design to CCC and handover
- Coordinate internal stakeholders, council officers, and consultants
- Chair project meetings, manage reporting, and lead risk mitigation
- Strong experience across both civil subdivision and vertical construction
- In-depth knowledge of EPA, 224c certification, and Works Over processes
- Proven ability to manage 3-storey tilt-slab apartments through to CCC
- Confidence in NZS 3910 contract administration, EOTs, and variation claims
- Clear communication and leadership across contractors, consultants, and council
- Shape projects from early compliance (EPA, 224c, Works Over) to final delivery
- Lead both land development and apartment construction - no silos
